Course for:  Everyone who is currently renting or is thinking of renting a room or flat within their home to a student or an individual, single professional person or a friend etc.

Content:  The course will cover just about everything you need to know including the many different arrangements, ranging from simply letting a room to a lodger to letting a converted flat in a house;

• Housing Act 1988 definition of ‘resident landlord’
• Provisions of the Rent Act 1977 referring to a resident landlord
• Categories of occupancy that can occur in the situation where there is a degree of communality between the landlord and his occupiers
• Difference between a tenancy and a license to occupy
• Non-excluded tenancy
• Excluded tenancy /Excluded license: ‘lodgers’
• Does there have to be an agreement in writing? standard form of agreement
• Charging for rent and other bills

              - Responsibility for Council Tax

                - Other domestic bills etc.

• Repairs, maintenance and safety
• Rules about gas and electrical safetythat you need to know

• Money issues

• Beneficial tax breaks under the Rent-a-Room scheme  introduced in 1992

  What steps to take in order to prevent problems in the future? (for example, asking for a deposit etc)
